Most common causes of roof leaks
A roof leak is almost always caused by one of the following reasons. Identifying them helps you understand why a fast response is critical and how leaks can be prevented.
Storm damage Storm damage is the most common cause of sudden roof leaks in Finland. Strong wind detaches roof covering and flashings, allowing water to penetrate the substructure. Bitumen roofs and older metal roofs are especially vulnerable as they age.
Ice dams and meltwater Ice dams pose a risk in spring and during mild winter spells. When snow melts during the day and refreezes at the eaves at night, ice dams form that force meltwater under the roof covering and into the structure.
Aged penetration seals Aged penetration seals are a common hidden leak point. Chimney flashings, ventilation pipes and antenna penetrations dry out and crack within 10–15 years. These leaks are insidious because they aren't visible from the outside until water has already penetrated the structure.
Mechanical damage Mechanical damage is caused by tree branches, ice blocks, animals or construction work. For example, a storm-felled tree can damage roof structures across a wide area. Nesting by birds and squirrels can also damage the underlay and insulation.
Underlay failure Underlay failure is typical in roofs over 20 years old. When the underlay no longer channels water to the eaves, water enters the structure. Underlay condition cannot be assessed from outside — it requires a professional inspection via the attic.
