Roof renovation price per square metre
The square-metre price for a roof renovation depends primarily on the chosen material. Metal roof renovations are in the 50–70 €/m² range, tile roof renovations 70–100 €/m², and felt roof renovations start at 35–55 €/m². These prices include old-roof demolition, new materials, installation, and final drone documentation.
A typical 120 m² detached house metal roof renovation costs around 6 000–8 400 € in total. Housing company roof renovations are priced separately based on size and condition.
Roof maintenance and cleaning prices
Regular maintenance is significantly cheaper than a premature roof renovation. Gutter cleaning costs 270–370 € depending on roof size. Roof washing at 9 €/m² removes dirt and lichen, and deep moss removal at 12–15 €/m² restores the roof to its original condition.
Roof painting (22–28 €/m²) and coating (29 €/m²) are cost-effective ways to extend roof lifespan without a full renovation. Painting is especially suited to metal and tile roofs whose colour has faded but whose structure is still sound.
Condition assessment — the right timing saves money
A professional condition assessment (290–390 € for a detached house) reveals the true state of the roof and helps time the work correctly. Too-early renovation wastes money; too-late renovation causes additional damage and increases costs. Drone inspection allows the roof to be evaluated safely and thoroughly.
Household deduction for roof work
Most of our roof services qualify for the Finnish household deduction. In 2026, the maximum deduction is 2 250 € per person. A couple can therefore deduct up to 4 500 € of roof work costs combined. The deduction covers the labour portion — materials are not deductible.
24h emergency service — when a leak cannot wait
An acute roof leak requires a fast response. Our on-call call-out fee is 149 € and the hourly rate is 75 €/h. Nights and weekends carry a 75 % surcharge. Temporary repair is always performed on the first visit to prevent further damage.
Housing company roof services
For housing companies we offer volume-based pricing and fixed-price contracts. The lifecycle service (1.2 €/m²/year) covers roof condition monitoring and preventive maintenance. Maintenance contracts start from 150 €/month for small sites. With an on-call contract (99 €/month), residents get fast help in acute situations.

Fixed pricing means the customer knows the price in advance. We do not use hourly billing except for emergency work, because it creates uncertainty about the final total. Fixed pricing motivates us to work efficiently and stick to the schedule.
