Why is a rainwater system important?

Without a functioning rainwater system, water runs straight from the eaves onto the walls and next to the foundations. This causes moisture problems in basements, frost damage to foundations, and premature deterioration of the facade. In Finnish conditions, a rainwater system protects the house from over 600 litres of annual rainfall per square metre.

Components of a rainwater system

A complete rainwater system consists of gutters that collect water running off the roof, downspouts that channel the water down to ground level, and a stormwater drain that directs the water into the sewer network or a soakaway system. Rainwater system installation

Installation begins with sizing the system according to the roof's area and shape. Gutters are installed at the correct slope (3–5 mm per metre) so that water flows naturally into the downspouts. Downspouts lead to stormwater drains, which are connected to the municipal sewer network or the property's own soakaway system.

Gutter maintenance and cleaning

Gutters should be cleaned at least twice a year: in spring after winter and in autumn after the leaves have fallen. Clogged gutters can cause water to overflow and damage the facade and foundations. Gutter cleaning is included in our roof maintenance service.

Rainwater system pricing

Replacing a rainwater system typically costs 1,500–4,000 € for a detached house. The price depends on the size of the house, the choice of material (galvanised steel, copper, or aluminium), and the scope of the installation. Replacement during a roof renovation is the most cost-effective option, as scaffolding is already in place.

Signs that a rainwater system needs replacing

A rainwater system typically lasts 20–40 years depending on the material, but Finland's harsh weather conditions can significantly shorten its service life. The system should be replaced when you notice any of the following signs:

In older systems, seals dry out and joints loosen. Repairing an individual joint is possible, but if there are multiple leaking points, replacing the entire system is more sensible. Rust weakens the metal and eventually leads to holes in the gutter — when rust is visible in several places, the gutter has reached the end of its service life.

Sagging gutters are typically caused by the weight of ice, snow loads, or corroded brackets, and they do not channel water correctly. If gutters overflow even after cleaning, they are probably undersized or the slope is incorrect — the system needs to be re-dimensioned. Repeated clogging of downspouts may be due to incorrect sizing or a design flaw and can cause foundation moisture problems.

Even if gutters appear to be in good condition on the surface, internal corrosion and seal degradation in a system over 25 years old compromise performance. A professional inspection is recommended.

Stormwater management on your property

A rainwater system does not end at the downspout — directing water safely away from the foundations is equally important. Proper stormwater management on your property protects foundations, prevents frost damage, and can even allow you to utilise rainwater for garden irrigation.

Stormwater drains are installed at the base of the downspout and connected to the stormwater sewer with a plastic pipe. A sand trap can be fitted in the drain to prevent soil from entering the sewer. Soakaway pits and infiltration fields are particularly suited to sandy soil — water is directed into a gravel bed from which it slowly percolates into the ground, reducing the load on the sewer network.

Harvesting rainwater for garden irrigation is an ecological and cost-effective solution. In Finland, a mid-sized detached house collects approximately 60,000 litres of rainwater per year from its roof — a substantial resource for an irrigation system.

A subsurface drainage system around the foundations channels water that has seeped into the ground away and prevents moisture from rising into the basement. Inspecting the drains is part of standard property maintenance. Site grading is a basic requirement: the ground surface must slope away from the building at a minimum gradient of 1:20 over a distance of 3 metres.

Gutter heating cables

In Finland, freezing is the most common and serious cause of gutter problems. Ice dams block gutters and prevent meltwater from draining, which can lead to roof leaks and damage to eaves structures. A heating cable is an effective and long-lasting solution to this problem.

A heating cable is installed in the gutter and downspout, where it keeps water from freezing and allows free flow even during frost periods. The cable runs along the gutter and continues down into the downspout so that water can reach the ground unobstructed.

A self-regulating cable is the most energy-efficient choice. It automatically adjusts its power consumption according to the ambient temperature — it uses energy only when heating is actually needed. In freezing conditions the output increases, and on mild days it decreases automatically. This keeps the electricity bill reasonable.

Output is typically 15–30 W/m of cable length. Heating the gutters and downspouts of a mid-sized detached house requires approximately 50–100 metres of cable. Annual electricity consumption is typically 200–500 kWh, i.e. approximately 30–75 € in electricity costs per year.

Installation during gutter replacement is the most cost-effective option, as the cable can be integrated directly into the new gutter system. Retrofitting to an existing gutter is also possible but requires somewhat more work.

The price is approximately 30–60 €/m installed, which includes the cable, thermostat, and installation work. The total system cost for a mid-sized detached house is typically 2,000–4,000 €. The investment pays for itself through lower repair costs and a longer gutter service life.
